With the real estate marketing beginning to show signs of cooling, many sellers are asking if it's too late to sell. Put another way, they are wondering if they have missed the opportunity to sell for the highest price and best terms. My answer to this is easy: No--It's never too late to sell! Historically people buy and sell no matter what's going on in the world around them--through soaring economies and struggling economies, through wars and most recently we have seen even through major health crises.
Does that mean it's always a good time to sell? Not for everyone. If someone is just selling to test the market or to pull equity out "just because" it may not make sense. On the other hand, for most people it makes sense to sell when their lifestyle needs dictate that they need to.
Going back to what's going on in the market today, we are beginning to see signs of a shift in the market. Make no mistake: we are still in a strong seller's market and will continue to be for quite some time. We have continued low inventory and even with a slight pull back in buyer demand, there are more qualified buyers than homes on the market. While we may begin to see fewer offers, less crazy terms, etc. we are still very much in a market that will produce great offers and terms for sellers. At the end of the day, it's not too late to sell, but if you are someone who is thinking of doing so, it likely does make more sense to do it sooner rather than later!

If you read the articles attached to those headlines you’ll quickly learn it’s click bait. Reputable economists and housing experts are not predicting a crash.<br /><br />Here in this video I outline the main reasons we aren’t expecting a crash. Now of course what I didn’t say is that we aren’t expecting any changes. The real estate market is constantly shifting and evolving and now is no different.<br /><br />We have had record high appreciation for the last several years and while we aren’t expecting a “crash” or depreciating home values, we are expecting a shift to a more balanced market with more typical appreciation.<br /><br />All of you who are waiting to buy until prices drop, I hate to burst your bubble, but that’s unlikely anytime soon. For most zip codes surrounding Holland, this past month we saw inventory drop even lower, days on market decrease and median sales price increase this year compared to last year.<br /><br />We’ve talked about it before, but there continue to be a surplus of buyers and a shortage of homes on the market creating the perfect storm for sellers to get the best terms and price when they go to sell. <br /><br />With new listings continuing to drop further, the increase in options for buyers we have been hoping for hasn’t happened yet. When it comes to buying a home, there can be a lot of misconceptions about the process and what it takes to do so. One of the biggest misconceptions out there is that you have to have 20% down to buy a home. ⁠⠀
While there are benefits to having 20% down (you are in a better equity position, you won't have to pay PMI, etc.), it is not required. For many people (especially first time homebuyers) getting to 20% can take quite a long time. With home and rent prices rising as well as anticipated interest rate increases, ??????? ????? ??? ???? ??? ??????? ?? ???? 20% ??? ???????? ?? ???? ?????? ?? ??? ???.⁠⠀<br />⁠⠀<br />Working with a great lender is crucial to understanding downpayment options. The average first time homebuyer puts down 7%, but there are plenty of buyers who put down less and take advantage of loan programs that allow for a smaller downpayment. ⁠⠀<br />⁠⠀<br />Did you know that conventional loans can be as little as 3% down, FHA as little as 3.5% and in the state of Michigan we also have a program called MSHDA that can even provide downpayment assistance. I would like to thank you for your support over the past year-- it truly means the world to me! I grew up in Columbus, Ohio, but have called many places home, including my husband’s hometown of Holland for the past 9 years. When it comes to closing costs, buyers are often confused so today I’m going to break down what you need to know.<br /><br />1. Closing costs are in addition to your downpayment. <br /><br />2.Sellers can help cover closing costs, depending on market conditions (lately we are not seeing this often unfortunately) <br /><br />3.Plan on closing costs being around 3% of the home price to be safe. Once you have an accepted offer, your lender can hone this number in for you. <br /><br />4.Closing costs include title insurance, lender fees, prepaid escrow account items (property taxes and homeowners insurance), closing fee, mortgage points (if needed), appraisal/surveying fees, miscellaneous fees, etc.<br /><br />5. If you are in a position to pay cash your closing fees are less than if you are using a mortgage.<br /><br />Buying a home is a big financial decision and understanding both your downpayment and closing cost requirements is key. When selling a home, the appraisal is one of the most important parts of the process. In many ways the appraisal can make or break a sale. <br /><br />If the appraisal comes in lower than the agreed upon purchase price either the seller has to come down on the price, the buyer comes up, the difference is split or the deal falls apart ?<br /><br />Here are some tips as a seller that can help your home when it comes to the appraisal:<br /><br />?Clean your house so it shows well on appraisal day-the appraisal is supposed to be about the value of the home, not the cleanliness, but at the end of the day appraisers are humans and people prefer clean houses. ? ? <br /><br />?Make a list of updates you’ve done and leave it for the appraiser. Many appraisers find it helpful to know what value added updates/repairs you’ve made.<br /><br />?If there are any repairs that need to be made, do them before the appraisal. A home that has obvious repairs needed will not show well to the appraiser.<br /><br />?Stay on the appraisers good side-be friendly if you are home when they arrive and do your best to accommodate their schedule when they request the appraisal.
